Customer Responsibilities
Building site will be level within 4 inches front to back and
side to side for storage barns, greenhouses, post & pad cabins.
Any additional leveling at time of delivery will be charged at $125 per
hour.
Dirtwork for garage concrete pads must be absolutely level
and properly compacted.
Adequate electricity will be supplied within 100 feet of building
site. If none is available, a generator charge will be at $75 per
day.
Building permits for garages and cabins within city limits will
be in place at the time of delivery.
Working Space:
Storage Barns & Greenhouses require 3 feet of space all around (including
branches) from eve. Garages & Cabins require 12 feet of space on 2
sides and 3 feet from eve on other 2 sides.
Delivery Site & Charges:
Standard charge for delivery is $225 for 8 & 10 ft. buildings and
$275 for 12 ft. buildings. This charge covers: delivery of building
on trailer, pilot car, moving permit, patio blocks under building, and
setup and leveling of building. The location for storage barns and cottages
must be accessible for four-wheel drive truck and 22 ft. trailer. We
will allow one hour after arrival for unloading and setup (typically
takes 30 - 45 minutes). If the accessibility is such that it takes longer
to put into a difficult location, the customer will be charged the rate
of $50 for each 20 minutes above the hour.
Windows:
Windows are not provided in your package price. For frame cabins and
log cabins constructed by us, we will frame and install 6 windows and
one personnel door. One of these windows can be a picture window on
the first floor (larger than 4' x 4'). Cost of installing other windows
larger than 4 x 4 will be $100 on first floor and at least $200 on second
floor. Window shapes other than square or rectangular will be billed
according to framing and installation time increase.
For frame garages, we will frame one 4 x 4 window, one personnel door
and garage door(s). Larger than 4 x 4 see above paragraph. Installation
charges apply for doors and windows.
Additional windows framed for $150 each. Installation of additional
windows/personnel door for $100 each.
Change Orders:
Once the construction plan and design has been agreed upon between
the client and WSE, changes may result in additional cost to the client.
These may occur when 1) we have made a complete materials list for your
building and you wish to change the size or design, 2) we have begun
framing your building or have ordered your roofing or trusses 3) we
are at your site and the building has begun and you wish to make a change
(additional porch, window, carport, etc). Payment is to be made in full
immediately upon completion of the extra work. For changes costing over
$500, a partial payment of 50% will be required in advance, with balance
upon completion of work called for in the change order. Cost of change
order is as follows
1) $50 charge to compensate the Company for time lost, scheduling changes,
and other administrative costs
2) $50 Refigure of materials/reorder of materials ($35 for minor refigure)
3) $45 Lead Carpenter/$35 General Carpenter for additional labor.
4) Materials plus 20% (overhead)
Your Deposit:
We take a deposit from you at the time of your order ($250 for storage
barns, $500 garages & cabins, and $500 for logs). By taking this deposit,
we are scheduling your building/materials into our short summer building
season. We do not overbook our orders, but we do send clients to other
businesses if we are too booked. Therefore, your deposit is nonrefundable
and nontransferable.
Final Payment:
Garages & Cabins require half payment three (3) days prior
to delivery and final payment within 24 hours after completion. If
we are arranging your garage doors to be installed and they are not
in stock or scheduled installation is at a later date, payment for the
remaining half of your garage minus the amount held out for the doors
is due within 24 hours after completion. Credit card payments may be
made at our office in North Pole. A 2% charge will be added for phone
payments.
Lumber & Logs are paid for at the time of delivery. If you
have several loads with a cabin package, your $500 deposit will be deducted
from your last load of logs. It is your responsibility to tell us if
your road is too muddy or slippery to make a delivery. You will be charged
for driver time of $20 per hour if he must return with the load because
of road conditions.
Purchase Orders due Net 30. Balances acrue monthly periodic rate of
.85%, annual percentage rate of 10.25%.
